About Kevin Nast

I am a Florida real estate sales associate with Foxfire Realty / RE/MAX, focused on vacant land in Ocala and throughout Marion County. I help owners understand what they have, how the current market is likely to view it, and what a practical selling strategy may look like.

The work begins with the property. Before recommending a price or course of action, I want to understand the parcel, the owner's goals, and the evidence that should guide the decision.

Ocala Has Been Home Since 1972

I have called Ocala home since 1972. Over that time, I have watched Marion County expand, rural areas change, and subdivisions develop at very different rates.

That long view provides useful context, but local tenure alone does not answer a property question. I combine it with current records, recent sales, competing inventory, and a fresh look at the parcel itself.

A Real Estate Career Centered on Vacant Land

My real estate career began in 2004 with Foxfire Realty. By 2005, I had concentrated my work on vacant land. Since then, I have completed hundreds of Marion County land sales involving subdivision lots, one-acre parcels, wooded acreage, small farms, investment land, and larger rural tracts.

Those transactions are why I do not treat land as one market. Different properties attract different buyers, depend on different infrastructure, and require different pricing and marketing judgment.

Land Education Backed by Experience

In 2005, I joined the REALTORS Land Institute and began its LANDU education program. I traveled around the country to complete land-specific courses, including education beyond the required core curriculum.

After documentation of my land-sales experience, passing the comprehensive examination, and completing RLI's portfolio and approval process, I earned the Accredited Land Consultant (ALC) designation in 2007. That professional-development work remains part of the foundation for how I analyze and explain land today.

Why I Concentrate on Sellers

The seller's side of a land transaction is where research, pricing judgment, negotiation, and steady coordination have the greatest value. That is the work I have chosen to emphasize.

I help owners move from 'What do I have, and what might it be worth?' to a realistic strategy, a properly presented listing, informed offer decisions, and a managed path to closing. You remain the decision-maker; my job is to provide the information and handle the legwork.

Prepared, Plainspoken, and Property-First

I prefer to review a property before offering an opinion. That allows the first conversation to begin with relevant facts rather than generalities.

I explain what the evidence supports, what still needs confirmation, and what choices you have. If the market evidence suggests that a preferred price may require significantly more time—or may not attract serious interest—I will explain the tradeoffs clearly so you can decide how you want to proceed. The final pricing decision is always yours.

I joined Foxfire Realty immediately after I became licensed in 2004 and continue to conduct my real estate business through Foxfire Realty / RE/MAX today.
